Rent or Buy or forget it?

I have myself in a bind my husband and I are looking for a house because we are living with his mom and dad and just had a baby girl on April 6th . Well my father has rental houses and one just came up for rent but the people snuck out over night without paying my father and left a lot of there crap . the house has 4 bedrooms and was built in the 40′s it has a very small bathroom the people ripped up the tile and left a plywood floor in one room off the kitchen the roof needs redone and the bathroom needs a new shower stall because it has no shower head or knobs to turn the water on ,it needs new dry wall sooner or later but for now paint will do he wants to rent it to us for $380 a month or buy it for $35,000 but he does not want to fix anything at all even if we rent it & I have to clean all the stuff out of the house! my husband and i have hardly any money and are very young but I need to know if this is a good deal or not for a couple just starting out with a newborn?Thanks

I’d offer to spend the time cleaning it/fixing it up as the “down payment” and then make a rent-to-own agreement with him.

That way, even if you fail in your endeavors, he retains the propery that you and your husband repaired and your credit isn’t competely trashed.

I don’t know where you live, but in this area, anything 4 bedroom runs at least $200,000.
